Step One: Programming...
|
Our fee for custom design services range from $2.00/SF to $5.00/SF
of covered area and include the following process. We require
a 10% retainer and a signed contract to proceed on any project.
Attention Home Builders: If you are a home builder
by trade and are wanting a custom design for speculative sale we
offer reduced pricing of $1.50/SF. This is for projects which
do not have a buyer at the time the project is to be constructed
only.
Fill out our custom design data sheet as completely as
possible. The information contained in this form is critical
to our success in designing your dream home...Along with information
about your site such as topography meets and bounds, deed
restrictions, etc.
We like to go over this "program" with you either in
person or by phone to find out what is most important to you in
designing your dream home.
Once we have a program that we believe is feasible and realistic
we will contact you about the retainer and contract and can begin the design process.

Step Two: Design Schematics...

Floor Plan Sketches...

Elevation Sketches...
|
From here we can begin our floor plan concept sketches... We pride
ourselves on being able to analyze a clients needs and transform
those needs into real solutions on paper without having to produce a
lot of endless sketches to find the one you need and want.
However depending on the situation we may deem it necessary to
create less detailed "bubble diagrams" to analyze the site
or help the client get realistic about what is possible.
Once the plan is shaping up into rough form, the next phase is to
examine the exterior elevation concept. Of course, architects
design three dimensionally even at the floor plan stage,
consideration has to be given to how the structure stacks up.
But this is where we define the style of home you want.

Step Three: Design Development
 
|
After the concept sketches are approved, the next step is to go to
the computer and start laying out the floor plan and four
elevations. This is where we fine tune the design and get it
right before we start working on details like cabinets, electrical,
and structural components.

Step Four: Construction Documents...
|
At this stage we begin to generate the
electrical/lighting layout, the cabinet elevations, notes about
floor finishes, framing and structural components and any details
necessary to explain the home in enough detail for a competent
builder to construct your dream home!

Step Five: Follow
Through...
Most plan services that you find on the internet are not willing
to follow through on their designs after your purchase; if you run into a snag
during construction, it's your problem... That's not
the way we handle our customers. We are there for you if
a contractor has a question and needs additional information or a
clarification about the drawings.
